Commercial Builder or General Contractor – What is the Difference?

Is he a commercial builder or a general contractor? Are builder and general contractor the same or different? Is commercial builder better than a contractor? We often get to hear these questions. This confusion among the people is because of the fact that majority of the people actually don’t know the difference between a commercial builder and a general contractor. To them they both do the same job and achieve the same goals. It is true that a builder and a general contractor do the same things but there is a minor difference between the two. Who is a contractor?

 

Contractor or a general contractor can be a single person or a whole company that makes a contract with the customer to organize, supervise, and complete the construction of his project from the beginning till the end. In order to do the job the contractor makes subcontracts with various professionals in order to take their services in different areas. For instance, a contractor would make a contract with the construction material suppliers for the materials, or with the excavators for the preparation of the construction site, or with the concrete workers to make the foundations, or with the architects to make the designs, and so on. For every subcontract with the subcontractors a percentage of money is charged by the contractor and this is how the contractor makes money. Contractors are generally individuals who have not a deep knowledge of every aspect of the construction process and nor are they experts in any specific area of construction.

 

Who is a commercial builder?

 

A commercial builder is also either a person or a company who undertakes the construction project of the customer and takes the whole responsibility of its completion from the start till the end. Unlike the contractor who relies on the subcontractors for the performance of all the construction tasks, a builder has his own crew of workers who are specialized to do usually most of the work in the building process from concreting and building to plumbing, electricity work, painting, carpentry, etc. There are minimum subcontractors involved. A commercial builder has deep knowledge of the construction process and often knows some of the building skills such as carpentry, plumbing, painting, welding, etc. He is a little cheaper than a contractor and he usually takes payment on the basis of a contract with the customer or on the basis of material, labor and time spent to complete the project.
